Why bank transfer, and not cards.

Everyone we tell about Territorium eventually asks the same question: why aren't payments on cards?
Because rentals aren't a coffee.
The default assumption in 2026 is that a serious product accepts Visa. That assumption is right for coffee, for streaming services, for dinner. It is wrong for rent, and the reason it's wrong is the same reason banks in Europe still ship IBAN as their canonical rail: a rental payment is a legal event, and legal events need clear paper.
What card processors do to a rental
Card processors take 2–3% of the transaction. On a €1,500 rent that's €30–€45 a month, or €360–€540 a year. Every euro of that either lands on the tenant as a surcharge (illegal in most EU jurisdictions but not enforced) or on the landlord as a margin hit that gets priced into the next lease.
Card processors also allow chargebacks. Chargebacks are a consumer protection built for retail — you buy a broken toaster, you dispute the charge, you get your money back. They do not translate to rent. A landlord who cannot rely on the money staying in their account cannot cover the mortgage. A tenant who charges back their rent cannot come back to the platform next year.
Card processors also freeze accounts. Small European landlords get frozen for the same reasons small European businesses do — a large transaction from a new tenant, a foreign IP, a payment memo that trips a fraud model. When a bank transfer arrives, no one freezes.
What bank transfer does instead
You copy an IBAN + a memo line from our payment page. You paste them into your bank. Your bank sends the euros. Ours receives them, sees the memo, and marks your invoice paid within a few hours (SEPA Instant, ten seconds; SEPA standard, one business day).
The paper trail is clean, in your currency, in your language, on a rail every EU bank supports natively. There is no processor between you and the landlord that gets to have an opinion about the transaction.
For the times SEPA doesn't cover — UK, CH, non-EEA — we support domestic bank rails as a fallback.
What we ask you to trust
That we're checking every payment for the correct memo, the correct amount, and the correct sender. That we're following up when a payment lands in the wrong month. That we're keeping the audit trail so both sides of the door have proof six months later.
That's a real thing to trust. It's what a rental platform is for.
The alternative isn't safer. It's more familiar. We picked the harder option because rent is a serious moment and it deserves the rail Europe already runs on.
