A human meets every partner before they list.
A Territorium staff member (in that city) meets every prospective partner in person, walks through one of the properties they manage, and photocopies their proof of title or signed management contract. We turn away roughly 40% of applicants — mostly for missing paper trails, not for anything sinister.

02 · Deposit escrow
Your deposit never touches our balance sheet.
Deposits go into a ring-fenced escrow account operated by CACEIS Bank (Spain) — a Crédit Agricole subsidiary regulated by the Banco de España. The funds cannot be loaned, cannot be lent to us, cannot be used as operating cash. Move-out checklists trigger release; the money leaves within three business days of a signed handover.

03 · Insurance
The first six months, on our tab.
Every tenancy signed through Territorium ships with a rent-guarantee policy from Zurich Insurance covering the first six months of rent if the tenant defaults, and the first €5,000 of accidental damage to the property. Landlords do not pay for this — the platform does. It is what allows partners to trust us with pricing power.

Every Territorium contract opens with a one-page plain-language summary in your language — rent, deposit, notice, subletting, pet policy. The full legal text sits beneath it. Native e-signature via Skribble (Swiss, eIDAS-compliant) — no printing, no scanning, no faxing. Landlords keep an audit trail; you keep a PDF.

EU-hosted. GDPR by construction.
Every byte of your data lives on OVHcloud servers in Frankfurt and Gravelines — never on US infrastructure. Backups are encrypted with keys we do not share with the hosting provider. You can export everything or delete your account from Settings → Data at any time; deletion is completed within 30 days per Article 17.

Rent moves by SEPA. Nothing else touches it.
Rent transfers happen via SEPA credit — bank to bank — with the invoice number as the reference. No card fees, no chargeback risk to your landlord, no Visa/Mastercard intermediary reading your payment metadata. Payouts to landlords happen on the 5th of every month, without exception.

Deposit escrow · deep dive
Where the money actually sits.
When you sign a Territorium lease, the deposit — usually one to two months of rent — is invoiced by Territorium Escrow Services S.L., a wholly-owned subsidiary that holds only client funds. The invoice reference goes on your SEPA transfer.
The receiving account is a segregated client-money account (BE-63-BBRU-XXXX-XXXX) at CACEIS Bank, Belgian branch. CACEIS is regulated by the ACPR in France and the FSMA in Belgium. Our operating company has no authority to move funds out of this account except on receipt of a signed move-out checklist by both parties.
Interest earned on the escrow pool is passed to tenants at move-out — pro-rated per day, calculated at ECB deposit-facility rate + 0.15%. No, this isn't some clever margin: we would rather have the goodwill than the 15 basis points.
