The Territorium Manifesto

Six promises we would rather stop working than break.

Written down here, publicly, so you can hold us to them. Updated when we're wrong. Last revised august 2026.

We will not touch your deposit.

Every euro, pound, or krone you send us for a deposit sits in a ring-fenced escrow account, held by a regulated third party. Not on our balance sheet. Not in our operating cash. Not loaned to a partner behind our back. When you move out and both parties sign the checklist, the money moves. Not a day before, not a euro less.

We will not list a home we have not verified.

A verified partner has met with a human being from our team. They have shown proof of title or a signed management contract, a working IBAN in the currency of the rental, and a phone number that rings when you call it. Their listings show the last time we walked through the door. We would rather have a smaller catalogue than a fashionable one.

We will write contracts you can read.

One page of terms, in your language, with the clauses that actually change hands highlighted at the top. The full legal text sits below for the day you need it. E-signature is native — no printing, no scanning, no faxing to a lawyer in Frankfurt at 22:00 on a Wednesday.

We will not chase you to convert.

There is no exit-intent guilt-trip, no urgency ribbon that lies about how many people are looking at this apartment, no dark-pattern countdown timer. The listing is what it is. The rent is the rent. If it isn't right for you today it will be there next month, or it won't, and either way we would rather you leave clean.

We will answer when you write.

A person, not a routing tree. In the language of the message, within twelve hours on business days and within thirty-six on weekends. If we cannot solve your problem we will say so, and we will introduce you to someone who can. This is expensive to do. It is the only kind of company we know how to be.

We will build slowly.

Territorium will not move fast and break things. We will not raise a war chest to blitz-scale into Warsaw. Every city we enter, we enter with a resident partner who lives there. Every feature we ship, we ship with a docs page, a Playwright test, and a note in the journal explaining why we thought it was worth building. This is not a virtue. It is the pace at which we can keep our promises to you.

We started Territorium because the last time we moved apartments we swore we would rather build a rental platform than sign another contract like the one we had just signed. This document is what came out of that swearing.
